A little more than two years ago, with a lot of enthusiasm and ambition, we laid the foundations of our first complex in the green heart of Sunny Beach – Emilia Romana Park. Today we already know that we are recognizable with stylish and timeless architecture, delicate luxury, optimal functionality and modern interior.
It’s a pleasure to present our new project – ESTE by Emilia Romana.

The plot on which, ESTE by Emilia Romana, will be built is in close proximity to the already implemented projects – PARK, BOUTIQUE and VERDE. The four complexes form one common product offering its owners and visitors 4 thematic pools, rich landscaping, restaurants, parking lots , EV charging stations, guarded territory, a large sports center, sauna, dry fountain and children’s facilities. The complex is bordered by a territory set aside for a park with an area of 7,000 square meters – serviced and maintained by the development company.
Emilia Romana ESTE, PARK, BOUTIQUE and VERDE are part of the future Emilia Romana RESORT complex, located on a total area of over 20,000 sq.m. All owners and visitors of Emilia Romana RESORT will have the opportunity to benefit from the club system between the complexes and the common infrastructure.
The modern boutique look and functional layouts are the biggest advantage of ESTE by Emilia Romana among the competing buildings in the area. On an area of 3850 sq.m. three buildings consisting of 109 apartments will be built. Our clients will have a choice of every type of property, from practical studios and two-room apartments, through three-room apartments with one or two bathrooms, to four-room apartments and spacious penthouses on the sixth floor. Building 1 will have underground parking. The developer envisages full provision of the properties with parking spaces. The investor provides full security of the properties with parking spaces.
An Asian-style adult pool will be located at the center of the project. Exotic landscaping will transport you to a paradise. Among the highlights of the complex will be the modern Sports and Recreation Center in Building 1 with an area of 1000 sq.m., which will consist of a gym, spa area, halls for various sports and a cafe. An Outside Reception will connect Buildings 2 and 3 and will serve the management of the complex and the rental of the apartments for customers who have chosen to purchase their property for investment purposes.
Each property overlooks the pool and the beautifully landscaped area around the buildings, or the park that we equip and maintain for our clients. The apartments have a cosy covered terrace. Future owners will have the option to purchase a small storage unit attached to the homes located in Building 1.
Lodax’s desire is to present to the market a building that will break the stereotype of resort properties being only for the summer season. The quality of construction will be at a new, higher level, unknown for the region. In the implementation of the external parts of the building, the plan is to use modern suspended facades and the best quality external plasters on the market.
All properties will be offered complete and “turn key”. Until 12.2023 each customer will have the right to choose what floor coverings will be installed according to a predetermined finishing budget.
