In Bulgaria, the total area of the apartments is formed by the built-up area and the share of the common parts of the building corresponding to the apartment, which usually equals about 15% of the built-up area. The built-up area, in turn, is calculated according to the perimeter of the apartment and includes the internal walls and terraces

We rent out the apartments in turnkey condition, which includes – painted walls, floor covering – 1 cm laminate, interior doors and front door, fully finished bathroom (with water heater, toilet bowl, shower cabin and sink), one air conditioner in the living room.

Yes – it is possible. For an additional fee, you can order a complete set of furniture and electrical appliances according to a design developed in advance by us. During the construction, for an additional fee, you can also order additional air conditioning, replacement of the laminate with tiles and a warm floor.

Sunny Beach has long been no longer just a resort, but a populated place with all the necessary infrastructure for permanent living. Public transport operates all-year-round. There are several chains of permanently operating supermarkets (Janet, T-market, Lidl). Even in winter, the best continues operating. All this is within walking distance of the Emilia Romana complexes.

The maintenance fee in our complexes is 12 euros/m2 per year of the total area of the apartment and includes all costs related to the normal functioning of the complex: electricity and water for the common parts of the buildings, service of the pools, landscaping, video surveillance and security, service of the elevators, current repairs in the common parts of the buildings. Costs for cleaning and repairs inside the apartments are not included in the maintenance.

During the notarial transfer of the apartment, a one-time municipal tax, notary fee and attorney’s fees for registration of the transaction are due, which in total amount to about 5% of the price of the apartment. Subsequently, an annual tax of 75 EUR to around 150 EUR per year is payable depending on the area of the apartment. Electricity and water are paid according to consumption.
